Every quarter Clear Estimates updates the material price for every region in the U.S., for all 10,000 parts in the database. These updates are automatically available in your Clear Estimates Software. Check out how the prices of different projects have changed regionally this past quarter!

How changing material costs this quarter affected projects such as Additions and Kitchens

Check out how the cost of a 200 sq. foot kitchen remodel has changed since last quarter:

  • Northeast:  +2.5%
  • Southeast: +2.3%
  • Midwest: +1.8%
  • Southwest: +1.3%
  • West: +0.6%

See how the cost of an 800 sq. foot home addition has changed since last quarter:

  • Northeast: +4.1%
  • Southeast: +3.4%
  • Midwest: +3.5%

We’re committed to providing the most accurate pricing data in the industry, powered by a wide range of trusted sources. This section offers a behind-the-scenes look at the work that goes into making that possible.

As the world’s largest importer of gypsum—the key raw material in drywall production—the U.S. is particularly sensitive to shifts in global pricing. We’ll be monitoring these items closely and will adjust our cost models as needed if tariffs begin to impact prices.

The top chart highlights how raw material costs vary by region, with parts of the Northeast and Northwest showing higher costs than the rest of the continental U.S. The bottom chart presents a trend analysis of aggregated average material costs over time. As shown, prices have generally climbed—with only one quarterly decline in the past three years. Looking  ahead, we anticipate this upward trend to continue, projecting a 5% national increase next quarter—an acceleration from the typical 2–3% change observed over the past few quarters.

Here are some other trends:

  • Dimensional lumber prices rose nearly 11% quarter-over-quarter, driven by significant increases in the West. Notably, the Southwest bucked the trend with a slight decline in prices.
  • Plywood costs increased across all regions, averaging more than 7% higher than last quarter. The Southeast saw the steepest jump at 10%.
  • Stud lumber prices dipped by 3% on average, with the most pronounced decrease observed in the Southwest.
  • Fiberglass roofing materials fell in price in all regions except the Northeast, with the Southeast recording the largest decline at 13%.
