Every quarter Clear Estimates updates the material price for every region in the U.S., for all 10,000 parts in the database. These updates are automatically available in your Clear Estimates Software. Check out how the prices of different projects have changed regionally this past quarter!

Change in cost of a kitchen remodel and 2 story home addition this quarter

Check out how the cost of a 200 sq. foot kitchen remodel has changed since last quarter:

  • Northeast:  +0.1%
  • Southeast: -0.1%
  • Midwest: +0.7%
  • Southwest: +0.5%
  • West: -1.1%

See how the cost of an 800 sq. foot home addition has changed since last quarter:

  • Northeast: +3.6%
  • Southeast: +3.5%
  • Midwest: +4.2%
  • Southwest: +3.6%
  • West: +2.9%

Here are some highlights of the average material price changes nationwide:

  • Pressure treated decking increased 10% in SW and W
  • Drywall decreased 1% in MW
  • Plywood decreased 2% in W, increased up to 4% in SE and MW
  • Concrete increased 3.7% in MW

We strive to deliver the most accurate pricing data in the industry by drawing on a breadth of data sources. This section gives a glimpse into the effort that takes place behind the scenes. As winter sets in the demand for items used solely for exterior projects drops, particularly in cold weather regions, which results in lower costs. Let’s examine this impact on pressure treated fencing.

The chart on the top left shows how the raw material costs change depending on your location, illustrating that costs in the Northeast and Southeast regions exceed those found anywhere else in the continental United States. The chart on the bottom shows a behavior review of the aggregated average costs indicated for material costs over time. You can see an overall trend of climbing costs although a general stagnation since Q3 of 2023 and a drop the past two quarters. We project the trend to continue next quarter with the Northeast, Midwest, and Southeast regions all experiencing double-digit percentage reductions relative Q4 of 2024.

Here are some other trends observed this quarter:

  • Pressure treated decking increased by about 10% in both the Southwest and West regions while remaining somewhat stable in the rest of the country.
  • Pressure treated fencing has followed a different trend than the decking, with double-digit decreases in the Midwest, Northeast, and Southeast. Cedar fencing costs also went down in most locations.
  • Plywood prices decreased in the West by 2% but went up everywhere else in the country, from just 1% in the Southwest up to 4% in the Southeast and Midwest.
  • Drywall pricing did not change much, with the Midwest experiencing the biggest change of about a 1% increase.
  • Concrete prices increased relatively evenly across all regions with the Midwest experiencing the biggest increase at 3.7%
